From cotton fields to master plans
Goodyear takes its name from the Goodyear Tire and Rubber Company, which bought 16,000 acres here in 1917 to grow cotton for tire cords. The settlement became a town in 1946 and a city in 1985. During World War II, a Luke Field auxiliary airfield operated here as well. Phoenix Goodyear Airport, which took its current name in 1986, handles aircraft maintenance and storage rather than passenger flights.
Modern Goodyear is defined by master-planned communities. More than twenty have been completed or are under way, with more planned, which means much of the city's housing is relatively new and organized around community associations, parks, trails and amenity centers.
North of I-10 versus south of I-10
Interstate 10 divides Goodyear into two distinct halves, and the split affects more than the commute.
North of the freeway
The northern half includes Palm Valley, a roughly 9,000-acre master plan with a range of home sizes, and PebbleCreek. PebbleCreek, near I-10 and the Loop 303 corridor, is on this side as well. Water here comes from EPCOR or Liberty Utilities, depending on the location.
South of the freeway
The southern half stretches toward the Estrella Mountains and holds Estrella, the city's largest master plan, along with Estrella Mountain Regional Park. Water south of I-10 comes from the City of Goodyear. Maricopa County Highway 85 runs through the southern sections.
Communities to know
Estrella
Estrella covers about 20,000 acres in the foothills of the Sierra Estrella. It has 72 acres of lakes and parks, the Yacht Club of Estrella, the Estrella Lakeside Amphitheater, the Golf Club of Estrella and dozens of miles of trails. Neighborhoods within it include Estrella Mountain Ranch, Montecito and CantaMia, which offers 55+ homes. Development began in the late 1980s and continues today, so build years range widely.
PebbleCreek
PebbleCreek is a gated 55+ active adult community by Robson, with homes built from 1994 to the present. It has two championship golf courses, Eagle's Nest and Tuscany Falls, plus clubhouses, a performing arts center, indoor and outdoor pools, an arts center and courts for tennis, pickleball and bocce. Both detached homes and attached villa homes are available.
Palm Valley
Palm Valley is a master plan of roughly 9,000 acres north of I-10, with many separate neighborhoods and a range of home sizes. Because it was built in phases, build years and HOA structures differ from one section to the next.
Recreation and landmarks
- Goodyear Ballpark opened in 2009 as the spring training home of the Cleveland Guardians and Cincinnati Reds.
- Estrella Mountain Regional Park covers nearly 20,000 acres, mostly desert, with more than 30 miles of trails.
- Phoenix Goodyear Airport has an 8,500-foot runway used for maintenance and storage of large jets.
- The lakes and amphitheater in Estrella host community events.
Buyer homework in Goodyear
- Water provider. Know which side of I-10 the home is on, and confirm whether it is served by the City of Goodyear, EPCOR or Liberty Utilities. Rates and conservation rules can differ.
- HOA layers. Master plans often have a master HOA plus a village or neighborhood association, and gated or golf communities may add fees. Ask for every set of documents and any fees at closing.
- Age rules. PebbleCreek and CantaMia are 55+. Confirm eligibility before you write an offer.
- Solar. Owned systems transfer with the home; leased or financed systems need the solar company's approval.
- Pools. Order a separate pool inspection.
- New construction. When comparing a resale home with a new build, look at lot premiums, upgrade costs, landscaping and window coverings that may not be included.
