Opening day, 1960

Sun City opened to the public on January 1, 1960, with five model homes, a shopping center, a recreation center and a golf course. Del E. Webb Development Co. had bought the land the year before, on the site of the old farm town of Marinette. The idea of a planned community built around recreation for active adults caught on quickly, and Sun City kept expanding in phases through the 1960s and 1970s until Del Webb moved on to build Sun City West.

One detail visitors notice right away is the street layout. Much of Sun City is built in curving, concentric circles grouped into large pinwheels, with recreation centers and golf courses woven through the neighborhoods instead of lined up along a main road.

Recreation, lakes and the Sun Bowl

Sun City has seven recreation centers and eight golf courses, along with pools, fitness rooms, hobby studios and a long list of resident clubs. The Sun Bowl Amphitheatre hosts outdoor concerts and events.

Water features are part of the landscape too. Viewpoint Lake, north of Grand Avenue, opened in 1968 and was originally called Sun City Lake. It has more than two miles of shoreline thanks to its lagoons, and Del Webb deeded it to the community in 1977. Homes along the water and the fairways form a distinct slice of the local market.

Sun City's housing stock

Nearly all Sun City homes were built between the early 1960s and the late 1970s, so this is a mid-century market. Most homes are single-level, which is a big reason the community remains popular with buyers who want to avoid stairs. You will find:

  • Detached ranch-style homes with carports or garages
  • Attached homes that share a wall with a neighbor
  • Condominiums
  • Golf course and lake-view homes

Many homes have been updated over the decades, and others still have original kitchens, baths and systems. Condition varies more than in a newer subdivision, so inspections matter.

Sun City purchase checklist

  • Age eligibility. Confirm that at least one occupant meets the 55+ requirement and that everyone who will live in the home complies with the county's age overlay.
  • RCSC fees. Recreation Centers of Sun City publishes its own fee schedule for property owners. Ask for the current version early, including anything due at closing, so the numbers are part of your budget.
  • Condo association rules. Attached homes and condos often have their own associations, dues and rules on pets, rentals and renovations.
  • Original systems. On homes from the 1960s and 1970s, ask about the age of the roof, the electrical panel, plumbing materials, the AC and the sewer line. A sewer scope is a smart add-on.
  • Solar. If panels are present, confirm whether they are owned or leased.
  • Utilities. Find out the electric, water and sewer providers for the specific home before closing.

Teigh's buyer services include help reading the CC&Rs, RCSC paperwork and inspection reports.

Roads in and around Sun City

US-60 (Grand Avenue) runs diagonally through Sun City, linking it to Surprise and Sun City West to the northwest and to Glendale and Phoenix to the southeast. Bell Road, described as one of the busiest arterial roads in the state, crosses the community east to west and meets Loop 101 just to the east at the Peoria-Glendale line. Medical offices, shopping and services line Bell Road, Grand Avenue and Boswell Boulevard.

What about schools?

Sun City sits in unorganized school district territory, which means it is not part of any school district. Students who live in Sun City can attend schools in the neighboring Peoria Unified and Dysart Unified school districts.

Preparing a Sun City home for sale

Sun City buyers ask practical questions. What year was the roof done? How old is the AC? Has the electrical been updated? Are there grab bars or a walk-in shower? What are the RCSC fees, and is there a condo association? A pre-listing inspection and a folder of receipts for past work can make those conversations easy.

Many Sun City sellers have lived in their homes for years, so decluttering is often the biggest job. Teigh helps with that as part of her listing service, from a room-by-room plan to hands-on staging with your own furniture, or full staging for a vacant home. See the options on her home staging page.

Frequently asked questions

Is Sun City, AZ a 55+ community?

Yes. Sun City is an age-restricted community. Its deed restrictions require at least one resident in each household to be 55 or older, and Maricopa County's age-restricted zoning limits how long people under 19 can live there. Review the current rules with the Sun City Home Owners Association and the county before you buy.

Is Sun City part of a city?

No. Sun City is an unincorporated community and census-designated place in Maricopa County with no city government. County agencies handle zoning and roads, the Recreation Centers of Sun City runs the amenities, and the Sun City Home Owners Association enforces the CC&Rs and the age overlay.

When was Sun City built?

Sun City opened on January 1, 1960, when Del E. Webb Development Co. unveiled five model homes, a shopping center, a recreation center and a golf course. It grew in phases through the 1960s and 1970s, so most homes are mid-century and single-level, including detached houses, attached homes and condos.

What are RCSC fees?

The Recreation Centers of Sun City (RCSC) runs the recreation centers, golf courses, pools and other amenities, and it sets fees that apply to property owners. Amounts and fee types can change, so request the current RCSC fee schedule, including anything charged at closing, before you make an offer and include it in your budget.

Does Sun City have a school district?

How many golf courses and rec centers does Sun City have?

Sun City has eight golf courses and seven recreation centers, run by the Recreation Centers of Sun City. Amenities include pools, fitness rooms, craft studios and many clubs, plus Viewpoint Lake and the Sun Bowl Amphitheatre for outdoor concerts and events.

What should I inspect on an older Sun City home?

Focus on the roof, AC system, electrical panel, plumbing materials, water heater and sewer line, since most homes are from the 1960s and 1970s. A sewer scope and a separate roof evaluation are often worth the cost. Ask the seller for receipts for any past updates.
