Sun City West today

After the original Sun City filled up, Del Webb started again a few miles west. Construction of Sun City West ran from 1978 to 1997 on an 11,000-acre site that included part of the old Lizard Acres cattle ranch, with Del Webb executive R.H. Johnson overseeing the work. The finished community holds roughly 16,900 homes.

Like its older neighbor, Sun City West has no city government. It is an unincorporated community and census-designated place in Maricopa County. Two groups shape daily life: the Recreation Centers of Sun City West, which owns and runs the amenities, and the Property Owners and Residents Association (PORA), which advocates for the community on county and state issues.

Rec centers, golf and the Sundome

The four recreation centers are Beardsley, Kuentz, Palm Ridge and R.H. Johnson. Between them you will find pools, fitness areas, hobby and craft studios, a library and a sports pavilion. The seven golf courses are Deer Valley, Grandview, Pebblebrook, Trail Ridge, Desert Trails, Echo Mesa and Stardust.

The Sundome Center for the Performing Arts is also in Sun City West, and it draws audiences from neighboring cities such as El Mirage. Lake Pleasant Regional Park is a drive to the northeast.

Corte Bella

Corte Bella is a separate, gated 55+ community with a Sun City West mailing address. Del Webb and Pulte built its homes mostly in the 2000s. Its center is the 18-hole Corte Bella Golf Club, which operates on a membership basis separate from the homeowners association. Other amenities include a fitness center and spa, a social hall, a resort-style pool with a separate lap pool, tennis, pickleball and bocce courts, and an on-site restaurant.

Corte Bella is not part of the Recreation Centers of Sun City West, so its fees, rules and amenity access are different. Buyers comparing the two should request both sets of documents.

Age rules in plain language

Sun City West and Corte Bella are both age-restricted communities. Sun City West operates under a Maricopa County senior overlay and its own deed restrictions, and Corte Bella has its own 55+ rules. Federal law allows 55+ housing when at least 80 percent of homes have a resident who is 55 or older, and the county overlay also limits long-term stays by younger residents. Specific requirements are set by each community's documents, so read them before you sign anything. Teigh's 55+ buying guide walks through the questions to ask.

Homes in Sun City West

Because the community was built over two decades, Sun City West homes show how Del Webb's designs changed from the late 1970s through the 1990s. Almost every home is single-level. Common types include:

  • Detached homes, including many that back onto one of the seven golf courses
  • Attached homes that share a wall
  • Condominiums

Floor plans, lot sizes and finishes differ from one phase to the next, so two homes built ten years apart can feel quite different inside. Corte Bella's homes came later, mostly in the 2000s. When you tour, ask the listing agent for the year built and any major updates, and compare homes from similar phases.

Due diligence for buyers

  • Recreation center fees. Get the current Recreation Centers of Sun City West fee schedule, including anything owed at closing, and find out what each card or membership includes.
  • Corte Bella HOA and golf. HOA dues and Corte Bella Golf Club membership are separate. Ask for both.
  • Home age and systems. Homes from the 1970s and 1980s may need roof, AC, plumbing or electrical updates. A full inspection and a sewer scope are worth it.
  • Golf course lots. Look at the view, the orientation and the distance from tee boxes and cart paths.
  • Solar. Confirm whether any solar system is owned or leased.
  • Utilities. Electricity comes from APS, natural gas from Southwest Gas, and water and sewer from EPCOR.
